Job Duties: • Must inspect and assess damage to units for repair, contracting, and determination of applicable charges • Must provide photo documentation to support additional work requests • Must request written proposals from contractors for work outside of standard turn process • Must submit for approval and track all turn-related purchase orders for contracting of turn procedures • Must submit service requests to contractors • Must regularly review contractor pricing to unsure market consistency • Must oversee any capital expenditure upgrades to units during turns (flooring, etc.) • Must monitor and enforce responsibilities of turn contractors for quality control • Must maintain and update daily turn board information (pre-inspection & make ready boards) • Must maintain professional demeanor in interactions with residents • Must maintain frequent communications with Housing Manager regarding potential carve outs or move-in related delays • Responsible for final walk of unit prior to key submittal to housing • Responsible for expedient rectification of any discrepancies noted by housing during vacant walks • Responsible for compliance with all LMH policies and procedures

Prerequisite: •Must meet Service Technician Job Description per LMH policy (see below) •Must be computer literate •Effective communication skills required

-Must be able to lift 80-100 lbs on a regular basis. -Must have a valid drivers license and reliable transportation with insurance and registration -Must be available to assist in after-hours emergency situations -Must be available for night/weekend call duty.
